4700 North Point Parkway: SAI was retained by The Pinnacle Companies in November of 2006 to re-position and backfill 4700 North Point Pkwy, a 108,000 square foot two story call center located in the heart of the North Fulton office submarket of Atlanta.

The project had been developed for MCI for use as a regional customer support center. MCI/Worldcom vacated the property in early 2006 as part of a national facilities reduction in light of the Worldcom bankruptcy.

Our assignment was twofold: first to backfill the facility as soon as possible with a consistent use given the location and infrastructure contained within the building. Second we were asked to assist in the bifurcation of the site to separate the ownership of the building pad from the balance of the site which contained an additional 21 acres of developable land.

In order to accomplish phase one of the assignment SAI became a member of several national trade organizations devoted to the operation of call centers. Additionally we established a marketing approach which was primarily focused on specific operators of both inbound and outbound centers and secondarily on the real estate brokerage community that supported the call center operators. In order to accomplish the repositioning of the center we entered into extensive research into current trends in call center operations differentiating between inbound/customer support centers and outbound sales operations. We investigated the trend toward exportation of support operations to third world environments such as India and Pakistan, and determined that only the first phase of conflict resolution is handled on an offshore basis and then these operations are switched back to domestic centers. We compared percentages of conflict resolutions at each stage of operations and determined the majority of resolution is performed domestically contrary to printed materials on call centers being published at that time.

Utilizing this information we began contacting operators on a direct basis and received information of a potential requirement for Comcast in the Atlanta market. SAI personnel contacted Comcast’s representation and in the following 120 days secured a new ten year NNN lease for the project on behalf of ownership at their asking price for the project. In addition, based on our research into the infrastructure requirements of call center operators we were able to negotiate a minimal tenant improvement allowance of $3.00 per square foot in a market that typically demands and receives $20-30 per foot.

From the date of SAI’s retention to occupancy by Comcast, less than 270 days transpired signaling a highly successful marketing effort.
